We will always be straightforward and honest.
We'll set you up with an initial list of homes for your review, then you'll receive daily alerts as new homes become available.
Be Prepared to pay a 1% earnest money deposit within two days of making an offer.
This step is optional, but HIGHLY recommended. If you are uncomfortable with the inspection report, you are free to walk away or renegotiate with the seller.
We will do a final walkthrough prior to closing.
The lender will not loan you money without an appraisal. If the appraised value comes in at less than your offer, you will need to have enough cash to cover the difference.
Mortgage Processing & Underwriting
This process could take anywhere between 25-45 days.
Get a pre-approval before you look at homes.
If you do not have a lender, we can connect you with one!
You'll need two years of tax returns and a few months of paystubs.
If your credit is poor, you could qualify for an FHA loan.
You don't need a 20% down payment. You could have as little as 3-3.5% down.
If you don't have 20%, you'll be paying for mortgage insurance
If you don't have enough money for a down payment, programs are available to assist you.
If you don't have money for closing costs, we can make a higher offer & request the seller to pay for closing costs.
Stay in contact with your lender throughout the process!
They will need a TON of info and documents from you!
